What a land check covers
Every check is done by our surveyors and signed off by a registered surveyor. Depending on the land, it includes:
The survey plan, if there is one
We confirm the plan's details, surveyor and coordinates are consistent, and flag anything that does not add up. No plan? Our surveyor takes the coordinates on site instead.
Charting against government records
The coordinates, from the plan or from our site visit, are charted to show whether the land falls under government acquisition, a road or setback, or another committed use.
On the ground
We visit the site, find the beacons and confirm that the land being sold is the land on the plan, or the location you gave us, and that its size matches.
Clear results
You get the findings in writing, with the boundary on a map, so you and your lawyer can decide with the facts in front of you.
A survey check is one half of a safe purchase. Your lawyer should still search the title and the seller. We are happy to work alongside them.
No survey plan? Start with the location
Many buyers are shown land before any survey plan exists. That is fine: we only need to know where the land is. Choose whichever is easiest:

Stand on the land, or ask the seller or agent to, and share the location on WhatsApp.

Questions buyers ask
What do I need to send for a land check?
Whatever you have. A photo or scan of the survey plan helps, along with anything the seller has given you, but the one thing we need is where the land is.
What if there is no survey plan for the land?
We can still check it. Share a WhatsApp location pin or a Google Maps link, or name someone who knows the site to meet our surveyor there. Our surveyor takes the coordinates on site and charts them.
Can you check land for me if I live outside Nigeria?
Yes. You send the documents on WhatsApp or email, our surveyors do the checks and visit the land, and you receive the results without travelling. You pay into Geoplat's company account, never to an individual.
Does a survey check replace a lawyer's search?
No. A surveyor checks the plan and the ground; a lawyer checks the title documents and the seller. For a safe purchase you need both, and we are happy to work with your lawyer.
How much does land verification cost?
It depends on where the land is, its size and what needs checking. You get a written quote before any work starts, and nothing is charged until you accept it.
